We manage some or all of the operations of your real estate property. Typically, owners call us to assist with residential and commercial properties producing rental income, but sometimes it may be a vacant property, second home, foreclosure, or a specialized situation. In many cases, landlords want to retain the ownership and cash flow of their rental property but do not want to be involved in the daily headaches associated with managing rental property. Some owners may want assistance locating tenants, showing vacant units, preparing leases, managing cash flow, and/or monitoring their real estate. Sometimes you just need someone to keep an eye on things while you are away. Monthly monitoring and home watch services assure that your property is monitored. We monitor tenant occupied properties and vacant/vacation properties when you can't be there. Additional needs such as maintenance, lawn care, cleaning services, or tenant services are requested and we are there to help.
The short answer is it depends on what services you need, and what type of property we are managing. For example, if you own a vacant rental property and need TENANT PLACEMENT SERVICES then we charge a one-time fee to locate a suitable tenant and prepare a lease. Landlords in need of MONTHLY MANAGEMENT SERVICES typically pay a monthly percentage of rent collected, which means that we may only get paid when your property produces income. For example, some owners like to remain involved in their properties while others prefer to be completely separated from the day to day operations of their real estate assets. Maybe your property is not located where you live, or maybe you have better things to do with your time but regrdless of the reason, property management makes sense for most owners. Professional management should enhance the value of your real estate while improving your cash flow. We know the market and maximize your return on investment while limiting your time commitment.

Yes, if a property manager is going to lease, rent, list, procure prospects or negotiate, assist, or offer to perform any of those acts, her or she will need a broker's license. A salesperson working under a broker may engage in such activities.

MONTHLY MONITORING PACKAGE - Homewatch services starting at $19.95 per month and provides minimum property and tenant monitoring services. This package should satisfy most home owners insurance requirements and is designed for second homes, long distance landlords or property owners that still want to be actively involved in the operations of their rental property.
TENANT PLACEMENT SERVICES - This one-time service is designed to place a good tenant in your property. Typically, the cost for this package is one month's rent and provides a tenant for a vacant unit. this is designed for the property owner/landlord that just needs a tenant and then handles all other details. Additional services such as advertising, property showings, lease preparation, maintenance, cleanup and repairs, are available upon request.
SHARED SERVICES PACKAGE - This popular package provides some of the most time consuming services while allowing limited involvement by the Landlord/Owner. This package can be customized, but typically the Owner/Landlord will handle items such as insurance, taxes, bookkeeping, utility payments, tax preparation, and check writing. The Property Manager usually offers advertising, property showings, tenant selection, security deposit reconciliation, and record keeping. Additional items such as lease preparation, maintenance, repairs, cleanup, and other services are available and may be assigned to either party.
FULL SERVICE PACKAGE - Our best service offers hands-off ownership and worry-free management of your real estate assets. The Property Manager is hired to take care of all aspects from beginning to end and sends reports and rental payments to the Owner/Landlord. This package is designed to allow an owner to relax and monitor their property through regular reports while the Property Manager takes care of all daily operations. You just own it and wait for the rent payments to be deposited directly into your account.
CUSTOM DESIGNED PACKAGE - You describe your needs and we will prepare a formal pricing estimate and customized management plan centered around your real estate management needs. Most large projects, apartment buildings, foreclosure defaults, HOA's and commercial management requests will fall into this category. Providing some basic information can help us design a tailor made management plan, or if you prefer, simply contact us to discuss your specific needs
